Over the last three decades, our client has built up several successful businesses.  What started as a humble family business touched new heights when the next generation took the lead and diversified into real estate. They acquired prime properties in two metropolitan cities and now aspired to invest in a Grade A office in Kolkata. The prerequisite was – that the property should be pre-leased with a renowned multinational already as a tenant, besides assuring a guaranteed return of 9%.

The client relied on JLL’s expertise and handed over the responsibility to fulfil their requirements. After an extensive search, our team in Kolkata eventually identified a deal, perfect for the investor. They zeroed in on Godrej Genesis – an 18-storey prime property of Godrej. Located in Kolkata’s crucial IT hub at Salt Lake, the well-planned modern complex offered a variety of medium to large-sized offices and retail space, available on a short to long-term leases. Surrounded by a beautiful landscape, the building boasted of an uninterrupted power supply and security.

To make it a perfect fit for the investor, the team successfully brought on board a global professional company, as one of the main tenants in the building. As the property not only matched the client’s required specifications but went beyond their expectations, the client happily sealed the deal.

The crowning glory of the project was its tenure – starting from the search for the property to closing the contract – it took just one week. What worked to finalise the agreement so quickly and on such attractive terms was the tremendous rapport we had with the developer, along with a thorough understanding of the client’s needs, as well as our end-to-end involvement in the transaction.
